There is an entire wall at the hardware store devoted to the color beige.
Not one beige. Dozens of them. Mushroom, oatmeal, almond, greige, and one actually named Accessible Beige, which sounds less like a paint color and more like a parking spot.
Somewhere along the line we decided that safe meant invisible. Paint the walls so nobody notices them, and then nobody can object.
Zillow has been testing that assumption against real buyers for several years now, and the assumption keeps losing.
What did the 2026 Zillow paint color study find?
Zillow's behavioral science team surveyed more than 4,400 recent and prospective home buyers. Each participant was randomly shown the same home with its interior spaces painted in one of eleven colors, then scored the home on four things: how much they liked it, how interested they were in buying it, how likely they were to tour it, and what price they would be willing to offer.
White did not win a single room.
Zillow's home trends expert Amanda Pendleton put it plainly: white will always be timeless and versatile, but sellers who default to all-white walls everywhere may be leaving money on the table.
Which paint colors add the most value in 2026?
Measured against white, these are the colors that pulled higher offers:
- Bedroom, chocolate brown: plus $2,277
- Living room, pale blue: plus $1,723
- Living room, charcoal gray: plus $1,509
- Kitchen, charcoal gray: plus $1,373
- Bedroom, charcoal gray: plus $1,240
- Bedroom, sage green: plus $1,035
- Kitchen, dark plum: plus $867
- Living room, sage green: roughly plus $500
Chocolate brown in the bedroom was the highest-value single color choice in the entire study. Zillow estimates that a seller who repainted the top-performing color in each room could add more than $5,000 to their bottom line.
Is sage green a safe paint color for resale?
Sage green is the safest choice in the 2026 study. It is the only color that ranked in the top tier across every single room tested, scoring well in the bathroom, living room, and bedroom alike.
That matters if you are painting a whole house and want one color you can carry through without gambling room by room. Sage green will not always be the maximum, but it is the color least likely to cost you.
What paint colors hurt home value?
The downside in this study is considerably larger than the upside, which is the part most sellers underestimate.
- Ochre yellow is the single worst interior color a seller can choose. Painted across the kitchen, living room, bedroom, and bathroom, it may shave an estimated $18,164 off the offer price. In the kitchen alone it costs $6,630.
- Fire hydrant red in the bathroom runs $7,971 below white, the largest single-room penalty Zillow found for any color.
- Pale pink landed in the bottom three for every room, costing $6,013 in the bathroom and $4,201 in the kitchen.
The pattern is consistent. Colors that read as highly personal or tied to a specific trend narrow the buyer pool, and a narrower pool produces lower offers.
Which room should I paint first before selling?
Paint the kitchen. It is the highest-stakes room in the house.
The range between the best-performing kitchen color and the worst is nearly $8,000, from charcoal gray at plus $1,373 down to ochre yellow at minus $6,630. No other room swings that hard. If you have one weekend and one budget, the kitchen is where the paint does the most work in either direction.
What paint sheen should you use before listing?
Go matte on the walls.
This is the part the study does not measure and most sellers get wrong. Matte hides scuff, which is why rooms photograph cleaner in it. And when a mover clips a corner two days before closing, matte touches up without leaving a shiny patch where the new paint meets the old. Eggshell and satin catch light at the repair, and buyers notice.
Save the higher sheens for trim, doors, and baths where you need the moisture resistance.
How did the 2025 study compare?
This is where it gets useful, because the answer moves.
Zillow's 2025 analysis surveyed 4,200 buyers and found the money in different places: olive green kitchen cabinets at plus $1,597, navy blue bedrooms at plus $1,815, and dark gray living rooms at plus $2,593.
One year later, buyers went warmer. Navy gave way to chocolate brown. Olive green gave way to charcoal gray. The one constant across both years is that white never won.
If you painted your kitchen olive green last summer because a study told you to, you did not make a mistake. You made a decision based on the data available at the time. That is what anyone can do. The takeaway is not that you should chase the study every June. It is that neutral-by-default was never the safe bet people believed it was.
What this means for Fort Bend County sellers
A great deal of our inventory arrived in builder-grade neutral. Riverstone, Aliana, Sienna, Cinco Ranch, and the newer master-planned sections around Richmond all deliver beautiful floor plans that look nearly identical on the first three listing photos.
When a buyer is scrolling forty homes in the same price band, sameness is the problem. Paint is the cheapest thing you own that solves it.
A caution worth stating plainly: national survey data tells you what buyers say they would offer in a controlled test. It does not tell you what the buyer touring your specific house on a Saturday in Sugar Land will do. Before you commit a weekend and four hundred dollars in materials, it is worth having someone who watches your submarket walk the rooms with you.
The bottom line
Same house. Same square footage. Different can of paint. Thousands of dollars in either direction.
If there is a room in your home you have been circling for a year, paint it. Not for a future buyer. For the ordinary Tuesday morning when you walk into it and it finally feels like yours.
Because someday is the most expensive word in real estate.
