Fourplex | Two 2/2 & Two 3/2 Units | Facing the Terry Hershey Park Trail
Live in one unit. Rent out the other three. 720 Memorial Mews Street is a fourplex in Meadows on Memorial in Houston's Energy Corridor, facing Terry Hershey Park. It holds four townhome-style units, two with 2 bedrooms and 2 baths and two with 3 bedrooms and 2 baths, totaling 3,932 square feet on a 0.15-acre lot. It is listed at $639,000.
The owner found this street on a detour. He and his wife were walking the Terry Hershey Trail and turned up the short north-south path instead of their usual east-west route. It led to Memorial Mews, a single street of fourplexes backed up to the park. Terry Hershey Park covers 496 acres and more than 11 miles of hike-and-bike trail along Buffalo Bayou, running from Barker Dam near Highway 6 east to Beltway 8, and connecting at its west end to the George Bush Park trail. From the front door of 720, the trail is the first thing you reach.
Inside, each unit has granite countertops, stainless steel appliances, hard-surface flooring with no carpet, a fireplace in the living room and double-pane windows. A washer, dryer and refrigerator stay in every unit. Unit B carries the most recent updates, with remodeled bathrooms.
All leases in place convey. Unit C is leased through November 2027 and Unit D through January 2027. Unit A just leased until November 2027, and Unit B is available for you or the next tenant. For a buyer who plans to live in the building, the Unit D lease end in January 2027 is the natural move-in point. The rent roll and a summary of expenses are available on request.
The HOA fee is $467 per month for the whole building. The building has been owned and maintained by the same owner for more than five years.
Here is what I would tell you at the kitchen table. Owning a fourplex means you are the landlord, or you are paying one. The HOA runs $467 a month on top of taxes and insurance. The building dates to 1980, so ask for the systems history.
Memorial Mews is not a through street. Residents share a community pool and picnic areas, and the park sits right behind the buildings. The street is minutes from I-10, 4.8 miles from CityCentre and 7 miles from Memorial City Mall. The property is in Katy ISD. Confirm the current assignment for this address with Katy ISD before relying on it.
720 Memorial Mews Street is a fourplex facing the Terry Hershey trail, in a corner of the Energy Corridor most people drive past without knowing it is there. In the owner's words
When did you know this was the one?
I first found the Memorial Mews property when my wife and I were out on a walk on the Terry Hershey Trail. We happened to take a slight detour from our normal walking routine one day and went up the small north/south corridor instead of the east/west route we normally walked. This street of quadplexes stood out to me for their proximity to the trail and their accessibility to the Memorial area and the major freeways just around the corner. A year or so later, when I started getting serious about finding an investment property, I remembered this little "hidden" section of town that had a street of quadplexes with nothing else like it in the area. I was telling a friend about it and pulled up the HAR website: "It's right here on this street, where there's one for sale. Huh. That wasn't available the last time I looked." Long story short, we purchased our first unit in 2015 and purchased another one in mid-2020. I would be holding on to these properties indefinitely, but I recently moved out of state, and the distance has kept me from managing the buildings the way I would like to.
What surprised you in a good way after you bought it?
How quickly and easily I was able to learn how to run and manage a property. My formal education, a master's degree in music, didn't train me to deal with people and real estate. I was very surprised at how open and willing other property owners and managers were to help me with questions and insights: how to get a good contractor, what to look for in tenants, how to keep things running smoothly. I asked lots of questions and got lots of great answers. After 10 years, I found myself very comfortable, and frankly competent, doing a good job with them.
What do your tenants love most about living here?
Three things. First, the park. People who love to walk, bike, run and get exercise love the proximity, and dog lovers have miles of trail to walk their pets, which is unique in Houston. Second, the proximity to everything. Being in west Houston along the I-10 corridor is extremely convenient: you can be downtown, in the Med Center or up to Cypress in less than 30 minutes, and if you work in the Energy Corridor, you can literally walk to work. Third, the quiet and cost efficiency of the street. Memorial Mews is not a through street, so the people coming down it either live there or are visiting friends.
What's your favorite thing about the street?
I love the quietness here.
What would you tell someone buying their first rental property here?
I would tell someone it's a fantastic opportunity. My only regret is that I didn't look for and capitalize on this opportunity when I first moved to Houston. To be able to live in one unit and rent out the other three is such an amazing setup for the future.
Because someday is the most expensive word in real estate.
